Know what to do when something cannot wait.

Use the right response for immediate danger, urgent property damage, utility problems, and routine maintenance.

Call 911 immediately for fire, smoke, suspected gas exposure, immediate danger, serious injury, or another life-safety emergency. Do not wait for a portal response.

Immediate danger

  1. Move to a safe location if you can do so safely.
  2. Call 911 and follow emergency instructions.
  3. After contacting emergency services, notify Picket Fence through the portal when it is safe.

Active water or property damage

If safe and you know how, stop the immediate source without entering a hazardous area. Submit an urgent maintenance request with the location, current impact, photographs when safe, access permission, and a reliable contact method.

Utility interruption

Check whether the issue affects only your home or the surrounding area. Contact the appropriate utility provider for an outage, downed line, gas concern, or service interruption, then document the issue in the portal when property management action may also be required.

Routine maintenance

Use the portal for non-emergency repairs. Describe the exact location, when the problem began, what is currently affected, and the best access window. Marking every request urgent can delay proper prioritization.
