Submitting an application does not reserve a home, guarantee approval, or create a lease. Property-specific written criteria and disclosures control the review.

Application sequence

  1. Review the listing and confirm current availability.
  2. Receive a private application link associated with the selected unit.
  3. Provide contact, household, employment, income, rental-history, and pet information.
  4. Review any property-specific criteria, fee notice, screening disclosure, and authorization before a paid or third-party screening step.
  5. Receive a recorded decision or request for additional information.
  6. If approved, review the complete lease package before signing.

Privacy-first collection

The initial Picket Fence application does not request bank, card, or Social Security numbers. A separately authorized screening or payment provider may request additional information under its own secure process and privacy notice.

Consistent review

Picket Fence intends to apply the written criteria established for a property consistently and in accordance with applicable Fair Housing requirements. Applicants may request reasonable accommodations or alternative formats.

Before paying a fee

Confirm the property, amount, purpose, refundability, qualification criteria, and screening provider. Do not send payment information through a general message or email.
